City Works to Address Rental Housing Problems, Perception

The high number of rental properties in Dearborn has officials wondering if more rules and regulations would be a benefit to neighborhoods–and property values.

If you live in the Fordson-West or the Princeton-Carlysle neighborhoods in Dearborn, the likelihood that you live in a rental property–or next door to one–is high. Rental homes can be a godsend for those looking for safe, affordable housing in a community with solid schools and access to jobs. But for homeowners, the rental properties can be seen as a drag on property values. Issues of whether landlords and tenants are living up to their responsibility to maintain their properties, and whether having an abundance of non-owner-occupied housing destabilizes neighborhoods, have been a hot topic as property values have continued to fall during tough economic times. Check Out Dearborn's Latest Master Plan Brainstorm

Commissioners were asked Monday night to go through the exercises done by residents at recent master plan meetings.

As Dearborn moves closer to finalizing its new master plan, input was gathered Monday night from the City Plan Commission. Commissioners were asked to go through the same exercises asked of attendees of the master plan meetings–including identifying "appropriate" and "inappropriate" images for Dearborn, as well as marking on maps of the city things they'd like to change or keep. Responses of commissioners, similar to that of residents, centered largely around changes to business districts, as well as residential areas–but also some recognition of parts of the city that are working well. We have lived in and around Dearborn for years and no longer go shopping or have dinner downtown because it is such a hassle to be worried about a parking meter. Businesses closed because workers had to pay for parking, who wants to be nickeled and dimed to death. Wake up Dearborn, the parking meters need to go.   more ›

Master Plan Results Show Housing, Retail Top Issues in Dearborn

The master plan summation meeting held Tuesday night went over results from summer workshops, as well as an online survey.

What matters most to Dearborn residents? Housing and retail, according to results from a series of workshops and an online survey on the direction of the city's master plan. Results were released Tuesday in a summation meeting at the Ford Community and Performing Arts Center. Overall, said Amy Chesnut of McKenna Associates, which is the company overseeing the master plan overhaul, the city received 1,100 responses to an online survey available to all residents on the subject. Four workshops held over the summer yielded 130 participants. Participation was grossly skewed toward the west end, with no south end representation at the workshops or in the survey, and only 12 percent participation from the east end, though the neighborhoods that …

Final Master Plan Meeting Targets Small Business, Recreation in West Dearborn

Residents called for improvements in the west downtown area, more recreation options for youth and steps to increase pedestrian and bike traffic.

Nearly 40 residents from Dearborn’s Cherry Hill, Fairlane and West Dearborn Center Areas met for the city’s final master plan meeting Wednesday night, calling for increased recreation options and an improved downtown area in the west end. The gathering at Dearborn Hills Golf Course was the last of three geographically divided master plan meetings to gauge residents’ opinions on their respective neighborhoods. Maintaining Neighborhoods, Increasing Retail Focus of Third Master Plan Meeting

Residents of southwest Dearborn discussed what they would like to keep and change about their neighborhoods, and the city as a whole, at Wednesday night's meeting.

Discussion among 25 residents from Dearborn’s southwest end centered around housing, business and safety during the city’s third master plan workshop Wednesday night. At the Dearborn Public Schools administrative services center, residents from the Princeton-Carlysle and Edison-Snow districts hashed out their thoughts about what they want to keep, add, or fix in the city. While some residents said they see the neighborhoods going downhill–especially in regard to increased numbers of rental properties and vacant homes­–others said they’re quite happy with the southwest end of Dearborn. “There’s a hiccup here and there, but generally we’re happy,” said resident Dave Gordon. Dearborn's South, East End Residents Debate New Master Plan

While consensus was reached on public safety and increased shopping options, there was some debate regarding what Dearborn should do about rental housing.

Residents from Dearborn’s south and east ends met Wednesday night at the Ford Community and Performing Arts Center, calling for additional greenery, city services and shopping options in the first neighborhood breakout session of the city’s master plan meetings. Around 15 Dearbornites gathered to hear a presentation by Amy Chesnut of McKenna Associates, the firm hired to facilitate revisions to the city’s master plan this year. It was the first of three sessions focusing on specific geographic sectors in Dearborn. Wednesday night’s meeting was designed for residents of Fordson East, Fordson West, Springwells and Salina to voice their opinions on how to develop each individual neighborhood.
